A north-facing house is the classic “good Vastu” listing. North is the direction of Kubera, the keeper of wealth, so brokers price it up and families shortlist it first. But the facing is only the first thing a Vastu reading checks — not the last word. Two north-facing flats in the same tower can read completely differently once the plan is laid over the nine zones.
The entrance matters more than the facing
The north face is divided into eight padas, and only some of them welcome a main door. Counted from the north-east corner, the third, fourth and fifth padas (Soma, Bhallat and Kubera) are the auspicious ones; an entrance pushed toward the north-west end of the face is the common flaw in otherwise “lucky” north-facing plans. If you are standing in an empty flat, note which part of the north wall the door actually sits on before you trust the brochure.
Where the rooms should sit
The facing sets the frame; the plan fills it. In a north-facing home the usual reading is: kitchen in the south-east, master bedroom in the south-west, pooja corner in the north-east, and the heaviest storage or staircase toward the south and west. Very few real plans match all of that. That is normal — the honest question is not “is it perfect” but “what is off, and can it be fixed without demolition”.
What most free checkers miss
Free Vastu calculators score the plan for an imaginary family. But the south-west that suits one person’s chart is not the south-west that suits another’s, and the same flat reads differently for a couple, for their parents, or for the family that buys it after them. A reading that skips the residents’ birth charts can tell you the flat’s score, not whether this home is good for your family.
Before you sign, check three things
- Which pada of the north wall the main door occupies.
- Where the kitchen, master bedroom and pooja corner actually fall in the plan.
- Whether the biggest deviation can be corrected with placement and intent, or only with walls.
